Construction Management
This service is offered when the owner wants a supervisor onsite to keep the project on a dedicated timeline and monitor cost. Construction management allows the owner to pay us a flat fee & work through the cost of the project as it is being completed. When a project is time sensitive & the exact cost cannot be determined upon starting the project, a construction management contract allows for the project to begin much quicker than a traditional construction contract. The owner is updated weekly by JLS Design as to the progress of the construction & current & projected cost allowing the owner to adjust cost items as needed in respect to the overall project budget.
Design/Build
We work with the owner from the very first design conception until the final punch list is completed. The design/build process is one of the most cost efficient construction methods. The owner of the project only has to meet with one person during the entire project; this prevents miscommunications between the owner and several different parties. Since we are involved form the very beginning of the design, we can tailor the specifications & design to comply with the owner's desired budget. This prevents excessive redesign since the design & construction team is working within the same company. As the project design is being completed we can quickly establish a final budget & begin construction as soon as the final drawings are approved, reducing the loss time of a separate company reviewing the drawings & taking the time to budget the project after the design is finalized. Once the construction contract is completed, we quickly progress into the construction phase & will provide the owner with a guaranteed completion date & give the owner a set date the new building can be occupied. Our construction projects are managed with the aid of online project scheduling which assures the owner of when each area of the project will be completed.
General Contractor
We offer this service for owners who have design work completed by separate firm & wish to contract us to build the project. Our general contractor service offers the same personal service & quality products as our other services. We guarantee the contract price & completion date not to change. This allows the owner to have confidence in the final cost & date of occupation.
