JLS Design offers standard items of the highest quality. Our products and suppliers are chosen with our buyers in mind. We showcase all of our standard selections in our model home to allow you to see the finishes before buying your home. However, if you desire to upgrade any part of your home, we are happy to provide you with a price on the options you choose.

Our streamline financing allows you to fill out the credit applications and have us work through the process of completing the paperwork. We will tailor your home design and finishes to your desired budget amount to allow you to build a home that will not only be one of a kind but with a mortgage payment to suit your personal budget.

Construction Process

CREATION - Construction Process

From homes built in one of our featured communities to off-site, fully customized homes, we treat every project with the utmost importance. Our in-home design service allows us to make adjustments and customize houses on the go, preventing unnecessary delays or interruptions during construction. Our average completion time is under 3 months. All of our home building contracts include a guaranteed completion date with a money back guarantee. If we do not finish the home on time, you receive a discount on the home price!

While your home is being built, we welcome you to visit the site anytime to see our progress and make minor changes at no charge. If you see a major change you would like to make, we quickly calculate the cost so you can determine if it is worth the additional expense.

Construction Advantages

Our custom homes are built by local contractors who take pride in their workmanship and adhere to our strict quality control. Each home is carefully built to exceed your expectations of a quality built home.

You do not have to hire separate mechanical contractors to finish connections factory built homes would require. Our subcontractors complete the connections directly to the sewer and water as part of our price.

Construction Advantages

Concrete Foundations are included with our custom homes; with factory built homes the foundation is the responsibility of the buyer, requiring the homeowner to spend time to find reliable contractors. Most companies require the foundation to be completed before home is put into production. So although, it may only take 4 weeks for the house to be built in the factory, it will still take 2-3 month from start to finish of the entire home. We guarantee the custom home to be completed in 3 months or less.

Since our homes are built as one unit in on your home site, you do not have to worry about future separation or movement drywall cracks at the "seams" of the separate parts of a factory built home.

Although the initial cost may seem less expensive when pricing other homes, the buyer needs to take into account their time and extra expenses required to complete the home and our higher standards of workmanship. This extra work quickly increases the final cost to the buyer and is usually very close to our custom homes prices. When you build with us, we can handle everything from permit submittal to final code inspection of the home, allowing the buyer to sit back and watch their beautiful home being built.

Contract Pricing

The price we quote in the construction contract is the price you will pay. Within your contract we include a budget and a general construction specification sheet. These documents set the groundwork that assures all parties understand what is to be built and the cost of each item. This transparency in the budgeting process allows the cost to be adjusted quickly, if necessary. We only change our price if materials have significantly increased over the life of the contract.
